SLEEPING ARRANGEMENTS: We sleep 6 comfortably! Master bedroom: 1 King sized bed Second bedroom: 2 Queen beds and one twin xl AMENITIES: Outside, you'll find a fire pit with two Adirondack chairs and a 6-person picnic table, and a five person hot tub perfect for outdoor gatherings. There's also a charcoal grill nearby for grilling enthusiasts. If you plan to use the fire pit, please bring extra firewood, a lighter, and fire starter. For grilling, don’t forget to bring your own charcoal, lighter fluid, and a lighter. Kitchen is fully stocked with dishes, silverware, and pots/pans. A Keurig Coffee and regular filter coffer maker is provided. There is ground coffee and filters available for guests. Bring your own k-cups. Hand soap, shampoo, conditioner, body wash, hand lotion and toilet paper are provided. Please bring your own toiletries Bathrooms contain built-in speakers with bluetooth enabled music capability. To play, just scan the bar code in the bathroom to connect. A Roku smart tv is provided with standard streaming apps, so BYO streaming logins. There are also several streaming tv channels via The Roku Channel and tubi app, but there is no local cable. There is parking for up to four cars Guest Wi-fi is included In-unit washer/dryer are available. SECURITY DEPOSIT: A $300 security deposit is required prior to check-in. The deposit request will be sent 2 days before your arrival and will be held for the duration of your stay. It is securely processed through Hospitable and will be released 2 days after check-out, provided no damage or excessive cleaning is identified. HOT TUB: A five-person covered hot tub area is found outside. Towels are provided in the master bedroom closet. Rules: Please keep the hot tub cover closed when not in use to prevent evaporation and keep out bugs, leaves, pollen, and other debris. No additives of any kind are permitted in the hot tub, including bubble bath, bath bombs, oils, or similar products. These substances can clog the system, damage equipment, disrupt water chemistry, and are difficult to remove. Any violation of this policy will result in a $300 cleaning fee. CLEANING FEE: Your cleaning fee covers various services, including cleaning the entire cabin, hot tub cleaning/ sanitation, trash disposal, unexpected maintenance, and a starter pack of essentials. Our standard cleaning fee assumes you follow the check‑out instructions. The house should be used normally but without damage or excessive mess. If that's not the case and additional deep cleaning is required or new damage is discovered, an additional fee may be deducted from your security deposit. PET RULES: We love accommodating furry friends, but to ensure a comfortable stay for all guests, we kindly request your cooperation. While pets are more than welcome to join you, we ask that they refrain from laying directly on the couches or bed comforters, unless a protective dog blanket is used. For your convenience, one pet is allowed with a $100 pet fee covering the entire stay. If you plan to bring a second pet, please seek approval from the us beforehand. We appreciate your effort in cleaning up after your pets; it makes a world of difference. To maintain cleanliness and minimize allergens, any excess dog hair, waste, or stains found may incur additional cleaning fees at the owner's discretion. No Smoking Because of septic systems size, reservations are capped at a six (6) guest maximum. Please note that in the event of non-compliance with the outlined rules, the owner reserves the right to apply fees or, if necessary, take further action, including potential eviction, at their discretion. CANCELLATION POLICY: Full refund (less a 3% payment‑processing fee) if canceled within 24 hours of booking or more than 30 days before check‑in. 50% refund if canceled between 7 and 30 days before check‑in. No refund if canceled fewer than 7 days before check‑in. We understand plans change. Please consider travel insurance for added peace of mind. Thank you for understanding. HOST LIABILITY: By booking, all guests agree to indemnify and hold the host harmless from any claims, liabilities, costs, or expenses arising from injury, illness, unexpected death, or damage to guest property resulting from the use or misuse of the premises. This includes, but is not limited to, incidents occurring in or around the property, including the hot tub, or other amenities. Guests assume all risks associated with their stay and the use of the premises. DISCLOSURES: The exterior lights are automated to come on and off in the evening hours. If you need to control them, you are still able to turn them on and off manually from switches inside. There are two private closets. One is in the interior and the other is on the exterior. These are marked with a "private" sign and are not accessible to guests. For your safety and security, there are three exterior cameras on the property: two monitoring the driveway and one covering the deck. Additionally, a doorbell camera is installed at the front entrance.
